Howell Goodfellow acted as Employer’s Agent and Quantity Surveyor on the 183,740 sq ft scheme, spread over 17 units. Our involvement commenced pre-site purchase through to completion. This project was unique, involving the removal of a former travel company HQ and call centre fit-out over four separate blocks. Each block was reinstated back to its original configuration to be used as warehouse/industrial units. Works included new external cladding, aluminium glazing and service doors.
Howell Goodfellow’s initial engagement was to provide an estimated project construction cost prior to the purchase of the asset. The estimate was calculated based upon limited sales particulars and a site visit. Following our client’s successful purchase, Howell Goodfellow produced the tender specifications and subsequently negotiated the contract sum with a suitability experienced main contractor.
During the alteration of services, it became apparent that over the former life of the units, numerous amendments and additions to the electric supplies had been undertaken to such extent that the services feeding 3 out of the 4 blocks were not reusable, requiring the installations to be stripped out and new services installed. A further complication on the site was Network Rail undertaking a 90-million-pound upgrade to the main East Coast line that ran adjacent to the site. Network Rail secured compulsory rights to use part of the site for their construction access and major infrastructure diversions. As part of their works, a diversion to a BT Openreach underground service was undertaken which ran across the entire front elevation of one of the blocks. The works were accommodated through cooperation and management of all parties involved.
The electric complications and disruption caused by Network Rail inevitably impacted on the programme, however this was mitigated wherever possible by focussing on units that the client had secured tenants for, therefore not impacting on rental income.
Howell Goodfellow carried out the role of Quantity Surveyors and Employer’s Agent on the detached production building for Elland-based KT Hydraulics Ltd, providers of complex hydraulic systems for the oil, gas, marine, water and process plant industries. The building included integral offices with a Gross Internal Areas (GIA) of 15,000 sq ft.

For James Durrans & Sons Ltd’s 150th trading anniversary, Howell Goodfellow undertook the role of Employer’s Agent and Quantity Surveyor for the construction of their brand new state of the art multi-million pound headquarters at Phoenix Works, Penistone.
The rugby ball-shaped headquarters building boasts a glass and stone design with a sloped oval roof totalling 11,917 sq ft over 4 storeys. The office building has been developed on the same site in Penistone where the firm was founded in 1863 overlooking the River.
Existing buildings were demolished to facilitate an improved access to the new HQ.
For this successful project, Howell Goodfellow acted as Employer’s Agent, Quantity Surveyor and Principal Designer. The project comprised a combined retail gross internal area of 134,000 sq ft of which Sainsbury’s occupy 110,000 sq ft. The remaining space accommodates M&S and TK Maxx. The contract works also included site preparation for a petrol filling station and restaurant.
Constitutes the design and construction of a brand new snooker club and 12 residential units together with associated external works, drainage and services.
Howell Goodfellow were happy to assist our client acting as Employer’s Agent and Quantity Surveyor for the construction of 25 beautiful, high specification traditional country homes on a private country estate ranging between 950 sq ft to 4,000 sq ft.
Howell Goodfellow were engaged to form part of the professional team to redevelop an underperforming retail park located at Christchurch, Dorset. Initial appraisals concluded that a new build scheme would result in the best returns on investment.
Howell Goodfellow engaged with a number of potential tenants who were interested in occupying the new retail space. This progressed to negotiation and agreement of the landlords specifications with 6 tenants. As part of our Employers Agent services, Howell Goodfellow managed the tender and construction phases of the project continuing to liaise with the tenants throughout. Meteor Shopping Park now provides 70,500 sq ft of prime retail space in the historic town and is now home to Aldi, Bathstore, TK Maxx, Sports Direct, Matalan and Poundland.
Howell Goodfellow were appointed under the role of Quantity Surveyor for the construction of 2 industrial units with offices, service yards, car parks and dock levelling facilities at Heywood Distribution Park. The scheme comprised a total gross internal area of 220,000 sq ft. Demolition to an existing unit was undertaken prior to commencement of the contract works.

Howell Goodfellow facilitated works under the appointment of Employer’s Agent and Quantity Surveyor, managing the refurbishment of an existing building to form a Travelodge hotel under a JCT Design and Build Contract.
The contract works resulted in the successful refurbishment and conversion of a former mill to form a Travelodge Hotel together with associated external works, drainage and services.
A 22-week shell development project of an ASDA Spermarket, with a Gross Internal Area (GIA) of 38, 303 sq ft, together with associated external works, drainage and services.

Howell Goodfellow played a key role as Project Manager for the construction of a new, contemporary office development in Aberford, West Yorkshire.
Acting as Employer’s Agent and Quantity Surveyor, Howell Goodfellow facilitated the construction of a 57,299 sq ft purpose built egg processing and packing plant for Chippindale Foods Ltd, to meet the growing demands of the leading supplier of high quality local free range eggs to UK retailers and food service companies. The successful large-scale project also included new office facilities and the necessary associated external works, drainage and services.
Works comprised the demolition of a former public house operating as a Chinese restaurant in recent years.
The Cooperative / Co-op convenience store together with car park and a secure yard in Quorn, a village near Loughborough in Leicestershire, was constructed at ground floor level with 3 mid-level specified apartments to the first floor.
Howell Goodfellow appointed Project Manager for the 4,000 sq ft Co-operative convenience store. Under this appointment, we carried out our role as Quantity Surveyor, Employer’s Agent and Principal Designer.

A collection of superb 3 bedroom semi and detached stylish new homes, located in the attractive market town of Wetherby in North Yorkshire.
Howell Goodfellow acted as Quantity Surveyors and Employer’s Agent for this scheme which involved the demolition of a former veterinary surgery in order to make way for nine new homes.
Howell Goodfellow were the Employer’s Agent for the construction of a new office facility for Red Marine Ltd (now Red Engineering), who provide bespoke equipment and testing, consultancy to engineers and are based in Hexham.
The design and construction of a new 2,750 sq ft Cooperative convenience store at Mile Oak with an associated back of house storage facility, along with associated external works, drainage and services.
This project saw Howell Goodfellow act as Employer’s Agent, Quantity Surveyor and Pre-contract Award Principal Designer.
The store was a construction to tie into the existing public house and a brand new kitchen facility was formed for the Mile Oak Inn Public House.
The construction work was completed whilst maintaining access to the Mile Oak Inn at all times, minimising disruption to its operation.
Howell Goodfellow acted as Quantity Surveyors and Contract Administrator for the conversion of a former public house on the outskirts of York to form 4 apartments along with 3 new build townhouses. The form of contract adopted was the JCT Intermediate Building Contract.
Howell Goodfellow enjoyed managing the development of Parsonage Way Retail Park in Leigh, which now houses a Costa, Greggs and Subway.
During a later phase of the project, a McDonald’s restaurant was added.
